Terms of Service

1. Acceptance of Terms

By accessing or using RentSure (the "Service"), operated by Sweetwater Labs LLC, you agree to be bound by these Terms of Service ("Terms") and our Privacy Policy. If you don't agree, please do not use the Service.

2. Changes to Terms

We may modify these Terms at any time. We'll post the revised Terms here with an updated "Last updated" date. Continuing to use the Service after changes constitutes your acceptance.

3. Description of Service

RentSure analyzes and scores StreetEasy rental listings on their likelihood of being rent-stabilized. The Service includes:

  • Browsing rent-stabilization scores (no account required)
  • Creating user accounts to save listings and set up notifications
  • Paid notification alerts for new listings matching your criteria
  • Newsletter subscriptions for featured listings

4. User Accounts

To access certain features like saving listings and setting up notifications, you must create an account. When creating an account, you agree to:

  • Provide accurate, current, and complete information
  • Keep your login credentials secure and confidential
  • Notify us immediately of any unauthorized use of your account
  • Be responsible for all activities that occur under your account
  • Not share your account with others or create multiple accounts

We use Clerk for authentication services. By creating an account, you also agree to Clerk's terms of service.

5. Acceptable Use

You agree not to use the Service to:

  • Violate laws or third-party rights.
  • Reverse-engineer or scrape our data.
  • Interfere with Service functionality or security.

6. Paid Notification Services

We offer paid notification services that alert you when new listings match your specified criteria. By purchasing notification access:

  • You agree to pay the fees displayed at the time of purchase
  • Access periods are non-refundable once activated
  • We use Stripe for payment processing; you agree to Stripe's terms
  • Notification delivery depends on listing availability and system functionality
  • We do not guarantee any specific number of notifications or listings

7. Saved Listings and User Content

You may save listings and add personal notes. You retain ownership of your notes, but grant us a license to store and display them as part of the Service. You are responsible for the content of your notes and agree not to include:

  • Illegal, harmful, or offensive content
  • Personal information of others without consent
  • Copyrighted material you don't own

8. Email Communications & Opt-In

When you create an account or subscribe to our newsletter, you consent to receive:

  • Notification alerts (if you have active paid access)
  • Newsletter emails (based on your day preferences)
  • Account-related communications
  • Service updates and announcements

You can manage your email preferences in your account settings or unsubscribe via links in our emails. You can also contact us at support@rentsure.co.

9. Third-Party Services

  • StreetEasy: We rely on publicly available StreetEasy data
  • Clerk: We use Clerk for user authentication and account management
  • Stripe: We use Stripe for payment processing and billing
  • Vercel Analytics: We use Vercel's analytics to collect aggregate visitor metrics
  • Buttondown: We use Buttondown for newsletter delivery

Your use of these third-party services is subject to their respective terms of service and privacy policies.

10. Intellectual Property

All content, design, and trademarks on the Service are owned or licensed by Sweetwater Labs LLC. You may view and share the output of our scoring tool for personal, non-commercial use only. Any other use requires our prior written permission.

11. Disclaimers

The Service is provided "as is." We make no warranties about the accuracy, reliability, or suitability of the scores. Rent-stabilization laws are complex; our tool is only an aid, not legal advice.

12. Limitation of Liability

To the fullest extent permitted by law, Sweetwater Labs LLC and its affiliates will not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Service, even if advised of the possibility of such damages.

13. Account Termination

We may suspend or terminate your account at any time for violation of these Terms or for any other reason. You may delete your account at any time through your account settings. Upon termination:

  • Your access to paid features will cease immediately
  • Your saved listings and notification criteria will be deleted
  • No refunds will be provided for unused paid access periods

14. Governing Law

These Terms are governed by the laws of the State of New York, without regard to conflict-of-law principles. Any dispute must be brought in state or federal court in New York County, NY.
